Floors & more
that outlast
the building.

Polished concrete, epoxy and sealed systems for warehouses, plants, retail and multi-unit builds — plus homes, garages, patios and driveways. Diamond grinding, joint fill, moisture mitigation and urethane coatings included. We prep to spec, finish to grit, and hand back a floor you can't tear up.

01Material science

Twelve systems. One spec sheet.

Every commercial floor has a failure mode. We pick the system that answers yours — abrasion, chemicals, thermal shock, moisture, or pure optics. Concrete, resin, tile, resilient, carpet and hardwood, all installed by the same crew.

01.001 // PCS

Polished Concrete

Mechanically ground & densified

Existing slab ground flat, densified and polished through progressive diamond grits. No coating to peel — the floor is the concrete.

  • 250–3000 grit
  • Low to high sheen
  • Forever-renewable

02.014 // EPX-FL

Epoxy Flake

Full-broadcast vinyl flake

A dense broadcast of colored flake locked under a clear topcoat. Hides slab imperfections, resists scuffs, and reads clean at any scale.

  • 12–20 mil system
  • Slip-resistant profile
  • Decorative + durable

03.027 // EPX-MT

Metallic Epoxy

Pigmented liquid resin

Pigmented metallic resin poured and worked by hand, then sealed under a clear build coat. Every pour is one of one — depth you can see into.

  • Seamless
  • High-gloss build
  • Client-approved mockup

04.033 // EPX-QZ

Quartz Epoxy

Heavy-duty mortar grade

Colored quartz aggregate broadcast into a build coat for a rigid, impact-tolerant surface. The spec for kitchens, coolers and wash-down areas.

  • Mortar-grade build
  • Thermal shock rated
  • Coved options

05.008 // SLD

Sealed Concrete

Densifier + sealer

The most direct path from raw slab to serviceable floor. Cleaned, densified and sealed to control dust without changing the look of the concrete.

  • Dust-proofed
  • Matte finish
  • Fast return to service

06.041 // EPX-SL

Solid-Color Epoxy

High-build gloss coat

A single saturated color at a uniform build, rolled to a hard gloss. Marking, wayfinding and clean-room zoning all read sharply on it.

  • Uniform build
  • Chemical resistant
  • Color-matched

07.052 // CTL

Ceramic Tile

Glazed ceramic, straight lay

Glazed ceramic set in a thin-set mortar bed to a flat, true plane. The default for restrooms, break rooms and service corridors where water and clean-up drive the spec.

  • Thin-set or mud bed
  • Epoxy grout option
  • Straight or offset lay

08.063 // PRC

Porcelain Tile

Large-format rectified

Rectified large-format porcelain with hairline joints — denser, harder and more dimensionally stable than ceramic. Handles freeze-thaw, chemicals and heavy cart traffic.

  • 12x24 to 24x48
  • Hairline joints
  • Interior + exterior

09.071 // CPT

Carpet Tile

Modular nylon, quarter-turn

Modular carpet tile on a dimensionally stable backing. Quarter-turn or monolithic install, individual tiles swapped instead of patched — the spec for offices and tenant build-outs.

  • Level-loop nylon
  • Quarter-turn lay
  • Tile-for-tile replacement

10.084 // LVT

Luxury Vinyl Tile

Glue-down resilient plank

Glue-down LVT with a commercial wear layer — wood and stone visuals with real-world resilience. Warm underfoot, fast to install, and it goes over most sound substrates.

  • 20 mil wear layer
  • Micro-bevel edges
  • Wood + stone visuals

11.096 // HDW

Engineered Hardwood

Wide-plank, low sheen

Engineered wide plank over a stable ply core, glued or floated. The warm finish for lobbies, amenity spaces and tenant-facing areas where the floor is part of the brand.

  • 5"–8" wide plank
  • Matte urethane
  • Glue-down or float

12.104 // BASE

Cove Base

Rubber & vinyl wall base

Four- and six-inch rubber or vinyl cove base with heat-welded seams, pre-formed corners and tight transitions. The detail that makes a finished floor read finished.

  • 4" / 6" cove
  • Heat-welded seams
  • Pre-formed corners
02Method

The floor is decided before the pour.

Five stages, documented at every one. Commercial clients need a schedule they can plan production around — so the sequence never moves.

01

Walk the slab

We measure flatness, check moisture with an ASTM probe, and read what the existing surface will and won't accept.

02

Spec & mockup

System, grit, color and build thickness go on paper. A physical mockup goes on your floor before a square foot ships.

03

Prep

Diamond grinding or shot blasting with dust containment. Coatings fail in the prep, never in the box.

04

Install

Crews work in phases around your operation, sealing off work zones so the rest of the building keeps moving.

05

Cure & handoff

Cure window documented, joints filled, transitions set. You get the closeout binder, not just a phone call.

03Why JL

Big-floor discipline, small-floor attention.

Commercial floors are judged by how they hold up in year five, not how they photograph on day one.

Prep is the product

Self-propelled grinders and shot blasters, not hand tools in a van. Flatness checked with a straightedge before any resin goes down.

Single source

Grinding, polishing, epoxy, joint fill and moisture mitigation under one contract — no finger-pointing between trades.

Phased around your operation

Weekend, night or zone-by-zone installs so racking, receiving and customer areas stay live while we work.

Documented closeout

Moisture readings, product data and cure windows handed over in writing. Warranties tied to the system actually installed.

04Vision lab

See your own floor
before we pour it.

Take a photo of your bay, showroom or warehouse aisle. Pick up to three floor systems and see each one rendered into your actual space — same lighting, same perspective, same walls.
